Investment Strategy

Acquire

We identify opportunistic assets and leverage our strong network of relationships in the market with lenders, brokers, and sellers to purchase at an attractive margin below intrinsic value and replacement cost.

Implement

We implement a robust strategy to create value through development or repositioning and unlock value through operational and managerial efficiencies.

Stabilize

We focus on asset stabilization to harvest solid risk-adjusted cash-on-cash returns while generating long-term capital appreciation in our investments.

Exit

Upon stabilization, we seek to strategically dispose of the investment at above market value to deliver superior returns or recapitalize and redeploy into new opportunities.




Value Add

Our value-add strategy provides for a total return by primarily acquiring class assets where we reposition and reconfigure them into an institutional quality product and then sell to a broader marketplace. Value creation is achieved by successfully enhancing the asset through extensive renovations and change of operations.

Long Term

Our longer duration income strategy provides for an enhanced current yield by acquiring and developing income-producing hotels with strong operational performance in emerging and developed markets.

RED ROOF PLUS+ GALVESTON BEACHFRONT

Opportunity

Built in 2001, Wayside Investment Group acquired the Travelodge by Wyndham in November 2019. The hotel presented a substantial opportunity as we identified the ‘C’ asset in an ‘A’ location as under managed and poorly maintained, causing it to under penetrate the market and perform below its competitive set of hotels.

Result

Wayside Investment Group implemented their longer duration income strategy by repositioning the asset through extensive renovations and a brand conversion to a Red Roof PLUS+ – the leader in economy lodging. Within the first quarter, the asset indicated enhanced yields – and saw year over year RevPAR growth and strong financials.

Best Western Houston Bush Intercontinental Airport Inn

Opportunity

During the COVID-19 pandemic, Wayside Investment Group acquired the Baymont Inn by Wyndham in July 2020 at an attractive margin below replacement cost. The opportunistic acquisition presented an opportunity to unlock value through operational and managerial efficiencies and value creation through extensive renovations.

Result

Wayside Investment Group effectively utilized their lending network to finance the acquisition and renovation even during the pandemic and implemented their value add strategy to reposition and reopen the asset as a Best Western within 90-days. The asset began to outperform the competitive set within the first quarter and is generating strong financial results.
